1. Acceptance of Terms

By accessing this website or engaging Resi Appraisal for appraisal services, you agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, please discontinue use of our website and services immediately.


2. Services Provided

Resi Appraisal provides residential real property appraisal services, including but not limited to:

  • Market value appraisals for purchase, refinance, and lending purposes

  • Litigation and divorce appraisals

  • Estate and date-of-death appraisals

  • FHA and government-lending appraisals

  • Pre-listing and pre-purchase appraisals

  • Expert witness and consulting services

All appraisal services are performed in conformance with the Uniform Standards of Professional Appraisal Practice (USPAP) as promulgated by the Appraisal Standards Board of The Appraisal Foundation.

3. Intended Use and Intended Users

Appraisal reports produced by Resi Appraisal are prepared for a specific intended use and intended user(s) as identified within the report itself. Use of any appraisal report by parties other than the stated intended users, or for purposes other than the stated intended use, is strictly prohibited and may be misleading. Resi Appraisal assumes no responsibility for unauthorized use of its reports.

 

4. No Guarantee of Value

An appraisal is a professional opinion of value based on market data, property inspection, and appraiser judgment as of the effective date stated in the report. It is not a guarantee of sale price, future value, or investment return. Market conditions can change, and values expressed in appraisal reports reflect conditions as of the effective date only.

5. Payment Terms

  • Payment is due at the time of order unless otherwise agreed upon in writing.

  • Fees are non-refundable once a property inspection has been completed.

  • If an assignment is cancelled prior to inspection, a cancellation fee may apply to cover administrative and scheduling costs.

  • Resi Appraisal reserves the right to withhold delivery of a completed report until payment has been received in full.

 

6. Turnaround Time

Resi Appraisal makes reasonable efforts to deliver completed appraisal reports within the timeframe communicated at the time of order. Stated turnaround times are estimates and may be affected by property access, complexity of the assignment, or market data availability. Resi Appraisal shall not be held liable for delays outside of its reasonable control.

 

7. Client Responsibilities

You agree to:

  • Provide accurate and complete information regarding the subject property at the time of order

  • Ensure reasonable access to the property for inspection purposes

  • Notify Resi Appraisal promptly of any material changes to the property or the intended use of the appraisal

  • Use the appraisal report only for its stated intended use

Providing false or misleading information to influence the outcome of an appraisal is a violation of federal and state law and may result in immediate termination of services without refund.

 

8. Independence and USPAP Compliance

Resi Appraisal operates as an independent appraisal firm. All appraisers are bound by USPAP's ethics and competency requirements. No client, lender, intended user, or third party may exert undue influence over the appraisal process or attempt to direct the appraiser toward a predetermined value. Any such attempt will be documented and may be reported to the appropriate licensing authority.

 

9. Confidentiality

Resi Appraisal treats all client information and appraisal assignments as confidential in accordance with USPAP's Confidentiality section of the Ethics Rule. We will not disclose assignment results or client information to third parties without your consent, except as required by law or applicable professional standards.

 

10. Limitation of Liability

To the fullest extent permitted by law, Resi Appraisal's liability for any claim arising from appraisal services shall be limited to the fee paid for the specific assignment in question. Resi Appraisal shall not be liable for indirect, incidental, consequential, or punitive damages of any kind.

11. Intellectual Property

All appraisal reports, workfiles, analyses, and website content produced by Resi Appraisal are the intellectual property of Resi Appraisal. Reports delivered to clients are licensed for the stated intended use only. Reproduction, redistribution, or publication of any appraisal report or portion thereof without prior written consent is prohibited.

 

12. Website Use

Use of the Resi Appraisal website is subject to the following conditions:

  • Content is provided for informational purposes only and does not constitute professional advice

  • You may not use this website for any unlawful purpose

  • Resi Appraisal reserves the right to modify or discontinue website content at any time without notice

  • Links to third-party websites are provided for convenience only; Resi Appraisal does not endorse or assume responsibility for third-party content

 

13. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of Washington, without regard to its conflict of law provisions. Any disputes arising under these terms shall be subject to the exclusive jurisdiction of the courts located in King County, Washington.

 

14. Changes to These Terms

Resi Appraisal reserves the right to update these Terms and Conditions at any time. Changes will be posted to this page with a revised effective date. Continued use of our services following any update constitutes acceptance of the revised terms.
